Dear Resident:
On Thursday, February 16, 2006, at 6:00 p.m., or as soon thereafter, in City Council
Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins
Planning and Zoning Board will consider a development proposal in your neighborhood.
The project is referred to as New Belgium Brewery Amended Overall Development
and Packaging Hall Project Development Plan, #1-95F.
This is a request for an amended Overall Development Plan on 46 acres. The
amendment consists of slight reconfigurations of the parcels and acknowledging
the construction of the Process Water Treatment Facility. Other changes include
enlarging the brewery expansion area for a proposed packaging hall and deleting
a one acre parcel that was originally designated as a community center.
All the future anticipated land uses, including the proposed packaging hall, are permitted
in the Industrial zone district. The amended O.D.P. continues to show a potential future
rail spur. The Amended O.D.P. consists of the entire area between Linden Street on the
west and Lemay Avenue on the east. The parcel is bounded by the City of Fort Collins
Streets Facility and Traffic Operations Building on the north. The site is zoned, I,
Industrial.
This is also a request for a P.D.P. for an expansion of the New Belgium Brewery for a
new Packaging Hall. The new building would be located directly east of the existing
facility and contain 55,889 square feet. It would be set back from the north edge of
Buckingham Street by approximately 270 feet.
