community building. The separation of cars and trucks is a good idea.
7. Please be aware that there is a long term plan to re-route Lemay around
Andersonville to the east. This roadway would either be elevated over or placed
under the railroad tracks and Vine Drive. The new alignment would begin just
north of the intersection with Lincoln Avenue. The remaining portion of Lemay,
along the subject property's east frontage, would then be downgraded from an
arterial to a local street. Please add a note to the O.D.P. stating this future
possibility.
8. It is our understanding that the Transportation Impact Study is being revised as'
per comments from Eric Bracke.
9. Buckingham is classified as a collector street on the Master Street Plan. Please
note this classification on the O.D.P.
10. Please label the existing transit stops on Linden (northbound) and Lemay
(southbound) at the northwest corner of San Cristo Street.
11. Please be cautioned that the easterndrainage basin has some downstream outfall
problems. As the swale heads east, the system is in the County. The system will
need improvements before it can accept storm flows from a developed site. It is
recommended that a meeting take place with both City and County stormwater
drainage engineers to discuss future improvements to this system.
12. Please note on the O.D.P. that future improvements to Buckingham will trigger
the relocation of the Coy Ditch.
13. Please label the "Oxbow Natural Area."
14. Please note the correct spelling is "Romero" Street.
This concludes Staff comments at this time. Please note that if plans are not re -submitted
within 90 days of the date of this letter, the Planning Director may remove the project
from the development review system. An extension may be granted if needed. As
always, please call if there are any questions regarding these comments or to set up a
meeting with the appropriate Staff to discuss the comments in depth.

Dear Angie:
Staff has reviewed the request for New Belgium Overall Development Plan and offers the
following comments:
Please refer to the redline plans and comment sheets from Engineering,
Stormwater, Water and Wastewater, Transportation Planning and Poudre Fire
Authority.
2. The O.D.P. should include "bubbles" indicating potential land uses in their
approximate locations. This would include the immediate plans to expand the
brewery, the private wastewater pre-treatment facility, the future community
building and future industrial uses.
3. It would also be helpful to indicate the dividing line between the Poudre and Dry
Creek drainage basins.
4. Staff is aware of the desire to alleviate neighborhood concerns by off -setting the
truck access drives from the local streets. It is Staff s preference, however, that
access points to the site align with the existing grid established by the
Buckingham neighborhood. This will result in safer and more predictable traffic
flow.
5. There is more latitude in selecting the access points east of Third Street. It would
be helpful for all access routes to be identified as needed for brewery operations
or future industrial users. The haul routes for the large trucks should be
identified.
6. The O.D.P. should indicate internal cross -access among the various future land
uses ("bubbles) with arrows. This will help minimize excessive access points
onto Lemay or Buckingham. At the same time, it may be advantageous to
