Thank you for the comments from the Conceptual Review meeting for the New TEL 970 E t 5 5"
Belgium Brewery ODP project. All comments are understood and incorporated into EAR 97
0 223.1827
the ODP plans with the following exceptions or clarifications:
Zoning — No exceptions. Many of the comments pertain to site -specific development
concerns that will be addressed at the time of each Project Development Plan phase.
Stormwater Utility Department —No exceptions. The civil engineer has met with the
Stormwater Department to understand the specific requirements for the drainage
report.
Water and Wastewater Utility— No exceptions.
Natural Resources — An ecological characterization study has been prepared as
requested. Details for recycling facilities and grass species will be provided at the
time of the site -specific project development plan for each phase.
Fire Department — Buildings will be sprinkled as required. Chemical storage
information and fire hydrant spacing will be defined at the time of the site -specific
project development plan for each phase as required.
Light and Power — No exceptions.
Transportation — A Traffic Impact Analysis has been prepared based on the
requirements specified. The feasibility for the potential rail spur connection to the
north is continuing to be discussed between the property owner, the rail company,
and the City of Fort Collins.
Current Planning — We have illustrated access points into the property as defined at
intervals not to exceed 660' on all boundaries with the exception of the north
boundary. Since the existing facility to the north is a City of Fort Collins facility
with secured access areas, we would like to work jointly with the City to develop the
