Dear Mr. Smilie
RE: Zoning Complaint 95-038, 1232 Red Cedar Circle; illegal storage of vehicles and
salvage materials
This is to follow up our recent conversation regarding the violations noted on your property and
listed above. The City Code of Fort Collins requires that any off-street parking or storage of
vehicles be in accordance to the general parking lot requirements as stated in Sec. 29-492 (1)
through (7). The vehicles stored there will have to be moved and the parking lot needs to be
completed prior to any future storage of vehicles on the property.
Salvage materials had also been found on the property. Though such storage is approved in
the IL (Industrial Limited) zone, your site plan did not contain this as a proposed use, therefore
it was not approved under your IL Site Plan Review (Sec. 29-367 [1]). These items will need to
be removed from the property as well. If you propose any salvage materials storage on the
property, you will need to contact Mr.Ted Shepard in the Planning Department to update the
site plan. His number is 221-6750.
The removal of both the vehicles and salvage materials need to be completed no later than
December 15, 1995. Failure to comply could result in a summons being issued requiring your
appearance in Municipal Court. Asa misdemeanor, a maximum fine of $1000 for each day of
violation could be imposed if you are found guilty. Your cooperation in these matters is
