8. The actual side and rear yard setback distance of the
structure from the north, south and west property lines must
be shown on the Site Plan. The "5 "' dimension from the south
property line should be deleted.
9. Please remove the north arrow from the rear yard and place it
on Loomis Avenue near the 1"=16' note. Please rotate the Site
Plan 180 degrees so that the north arrow is pointing to the
top of the page in accordance with the vicinity map.
10. A dimension should be added which indicates the width or depth
of the front and side porch. 2 think it is 41, but this
dimension should be shown.
11. Please cross -hatch all proposed additions to distinguish them
from the existing structure on the Site Plan.
12. The block map should indicate whether there is a single family
residence, duplex, or multi -family structure on each
property's shown. Please show the scale of.the block map.
13. Please identify the site on the vicinity map. Also, the major
streets surrounding the site need to be legible.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be
aware of the following dates and deadlines to assure your ability
to stay on schedule for the February 27, 1995 Planning and Zoning
Board hearing:
Plan revisions are due by 5:00 p.m. on February 8, 1995. Please
contact me for the number of folded revisions required for each
document.

PMT's (an 8k x 11 photographic reduction of the site plan from
Kinko's, Reprographics, or others), renderings (a colored 24 s 36
site plan that the Planning Department can make a slide of), and 8
folded copies of final revisions (for the Planning and Zoning Board
packets) are due by 3:00 p.m. on February 21, 1995.

Dear Christine,
Staff has reviewed your documents for the Murray Residential
Addition, Non -Conforming Use Review, that were submitted December
19, 1994, and would like to offer the following comments:
1. "Request for the dismissal of the requirement for a drainage
report per Glen Schlueter", should be deleted from note #13.
A storm drainage and erosion control letter prepared by the
homeowner should be submitted to Glen Schlueter at the
Stormwater Utility Department. An erosion control security
deposit will be required at the issuance of building permit.
Please contact Basil Hamdan at the Stormwater Utility at 221-
6589 for assistance in preparing the site drainage and erosion
control letter and to verify the amount of the security
deposit.
2. The architectural elevations which were submitted do not
provide the detail needed for Planning and Zoning Board
review. Kristen Krueger is an architect who is completing an
internship with the Planning Department under Carol Tunner's
direction. The Planning Department will pay for the cost of
Kristen's services to revise the architectural elevations.
Kristen's internship ends on February 1, 1995. Please contact
Kristen as soon as possible at 221-6376 to arrange a time to
discuss your request for a residential addition.
3. Note #5 needs to clarify whether three bedrooms currently
exist and no additional bedrooms are being added or whether
three bedrooms will be a result of the addition.
4. Note #9 should indicate the building to land ratio before and
after the proposed addition.
5. The legal description in note #16 should read: "Lot 16, Block
281, Loomis Addition, City of Fort Collins, County of Larimer,
State of Colorado."
6. The three parking spaces and their dimensions should be shown
on the Site Plan.
7. overall dimensions of the existing and proposed structure
should be shown on the Site Plan.
