Dear Ed:
Staff has reviewed the request for Baldwin Minor Subdivision and
offers the following comments:
1. The legal description should contain the total acreage of the
platted area.
2. The Point of Beginning should be indicated on the plat.
3. The area of Lot One includes the right-of-way for East Lincoln
Avenue. This area should be taken out of the area for Lot One
and the distances (485.00 and 813.90) adjusted accordingly.
The new north line of the lot should include bearing and
distance information.
4. Our records indicate that the right-of-way for East Lincoln
Avenue is 40 feet, not 30 feet. Please modify.
5. On the Drainage and Erosion Control Plan, please show water
and sewer main and services.
6. Please delete the signature block reference to the City
Council. All that is needed is a line for the City Clerk's
signature without any additional language.
Please make the necessary revisions to both the plat and the
Drainage and Erosion Control Plan. The Planning Department will
tentatively set an administrative hearing date for Tuesday,
December 27, 1994, at 1:30 p.m. in the Planning Department
conference room.
