1. There should be a note on the E.C. plan indicating that disturbed areas are to be
seeded and mulched (the pond ?) or landscaped.
2. The report indicates silt fencing on the north south and east sides, the plan shows it
only on the north and east. You probably don't need it on the south because of the pond.
Please make sure the report, plans, and calculations are consistent in BMPs used.

detention pond.
Are street improvements being built with this project or escrowed for ? At the very least, the
new pipe outlet from the detention pond will need to be built with the Packaging Hall project.
If street improvements are not done now, show phasing including stub from proposed pipe
in Buckingham.
Please provide a phasing plan showing what will be done with interim improvements and
ultimate improvements. The interim plan should cover both grading and utilities.

[4/19/06] If "PIE" is intended as an easement dedicated to Coy Ditch then the Certificate of
Dedication on the plat will need to be looked at and possibly amended as the Certificate of
Dedication spells out that streets and easements on the plat are dedicated and conveyed to
the City.

[4/11/06] The hydrant near the new process water treatment building is to be relocated
soon. It would seem to be most efficient for New Belgium to revise easement on this plat.
In addition, provide easement for the west hydrant that is now shown to be relocated.
Check easement for the hydrant near the sanitary sewer that is being relocated. And add
easement in the gap between the water main easements with the reception numbers of
2002077114 and 2002067374.
[1/25/06] Also, check easement for the fire hydrant recently re -located north of the new
building near the waste treatment facilities to see if additional easement is needed. Location
of that hydrant on Sheet 4 is incorrect.

[1/30/06] The creation of the temporary detention pond on the south side of Buckingham
Street requires the responsibility of frontage improvements for Buckingham and First Street
abutting the pond per 24-95 of the City Code. This item will need more discussion, after
hearing and as discussion continues with the Bohemian Foundation.

[4/11/06] With the plat now revised to show "PIE" and a blank area for a reception number,
the intention appears to be that an easement from the Ditch Company is intended to be
finalized prior to the plat being signed, in which case the Ditch Company signature block
wouldn't appear to be needed anymore (provided that the easement is conveyed). If a
direction is established in which an agreement with the Ditch Company is not finalized, the
information on the plat will likely need to be modified in some manner.
[1 /30/06) Carried over for reference as unresolved. The creation of an "irrigation easement"
on the plat is problematic as the certificate of dedication has noted that easements shown
are dedicated to the City and the Coy Ditch is mainly a private system.
[12/21/05] Appears to be unresolved. The plat shows an irrigation easement while the
certificate of dedication states easements are conveyed to the City and the irrigation line is
not the City's.
[9/2/05] The plat indicates an "irrigation easement" which appears to be dedicated with the
plat. As the dedication statement dedicates all easements to the City, it appears this ditch
easement should be indicated otherwise. More than likely, an easement will need to be
dedicated to the Coy Ditch Co. by separate document, with the recording information
provided on the plat.

following comments:

[4/11/06) The current plan appears to have changed from the previous further reducing the
amount of cover over the irrigation pipe. The previous proposal was not to standard but we
agreed internally to accept; the present proposal is problematic though. We need the
minimum clearance shown on the previous plan which as a result appears water main
lowerings are needed.
[1/30/06] The cover amount with the HERCP pipe is still not per standards however it is
acknowledged that the amount will be acceptable given the constraints.
[12/21/05] The profile sheet for the Coy Ditch does not show a proposed grade line tosee if
this issue was resolved.
[9/13/05] The amount of cover over the crossing in which the realigned ditch ties into is less
than standard. That combined with the structure being corrugated metal raises a general
concern. We would want to see the corrugated metal pipes removed and replaced with twin
elliptical pipes (RCP?) to achieve better cover and provide a pipe type that is to standard.

curve radius should be used in all location as specified for FLC 1 and FLC 2.

[9/14/05] Provide flowline curve/line table data for verification. The inset parking narrowing
appears fine bt I'd like to see the radii specified just to be sure.

patching limits will need to be expanded as the eastbound through lane does not match up

pursue postponing the road improvements so that it is clear what improvements are
proposed and needed with the development of the onsite facility that may fall within and
external to the "onsite" portion.
