The report indicates silt fencing on the north south and east sides, the plan shows it only on the north and east. You probably don't need it on the south because of the pond. Please make sure the report, plans, and calculations are consistent in BMPs used. Topic: Storm Line E1 Number: 111 Created: 5/23/2006 [5/23/06] Since Line E1 crosses the open Coy Ditch in Phase 1, a ditch signature may still be needed for that crossing prior to approval of that crossing. Please provide a clay cutoff wall per City criteria for the ditch crossing until Phase 2 is built and the ditch is piped. Please provide a Phase 1 ditch crossing detail for line E1. According to the estimated depth of the fiber optic line crossing of storm line E1, there will be a conflict. Please clarify what will be done to resolve that conflict. There is a hydrant within approx 200 feet of the northwest comer of the building. Since the building is fire sprinklered, it seems that should be adequate. If an additional hydrant is needed, it should be located near the private drive entrance off Buckingham rather than extending a very long hydrant lateral through the detention pond. Please clarify when ditch company signatures will be obtained. Topic: Sediment(Erosion Control Number: 97 Created: 4/10/2006 [5/19/06] May 19, 2006 1. The notes on plan sheet 2 under Grading And Erosion Control should be deleted. They are useless and contradict the correct notes you have on the erosion control plan. 2. The reseeding costs in the surety calculation are outdated, please use the current costs. 3. Please indicate a gravel filter on the pond outlet, the pond is shown as a sediment trap, but more specific information on the plan showing how this is to be accomplished is good. 4. FORT COLLINS, CO 80525 Staff has reviewed your submittal for NEW BELGIUM BREWERY, 4TH FILING, PACKAGING HALL & BUCKINGHAM ST PDP & AMENDED ODP AND FINAL PLANS - TYPE II, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Marc Virata Topic: Buckingham Street Plans Number: 41 Created: 9/13/2005 [5/23/06] The plans now are providing cover consistent with the review on 1/30/06, as a result this is acceptable. Please note the variance approval on the appropriate general note. [4/11/06] The current plan appears to have changed from the previous further reducing the amount of cover over the irrigation pipe. The previous proposal was not to standard but we agreed internally to accept; the present proposal is problematic though. We need the minimum clearance shown on the previous plan which as a result appears water main lowerings are needed. [1/30/06] The cover amount with the HERCP pipe is still not per standards however it is acknowledged that the amount will be acceptable given the constraints. [12/21 /05] The profile sheet for the Coy Ditch does not show a proposed grade line to see if this issue was resolved. [9/13/05] The amount of cover over the crossing in which the realigned ditch ties into is less than standard. That combined with the structure being corrugated metal raises a general concern. We would want to see the corrugated metal pipes removed and replaced with twin elliptical pipes (RCP?) to achieve better cover and provide a pipe type that is to standard. [1/30/06] The street repair limits shown with the signing and striping plan shows that the patching limits will need to be expanded as the eastbound through lane does not match up with the patching limits. Please expand the patching limits. Topic: General Number: 90 Created: 1 /30/2006 [5/24/06] An estimate of the design and construction costs for Buckingham and First Street should be prepared for inclusion in the DA as the pond appears to remain with the final plan approval. [4/11/06] Carried over for reference as the plans currently indicate the use of the off -site temporary pond. [1/30/06] The creation of the temporary detention pond on the south side of Buckingham Street requires the responsibility of frontage improvements for Buckingham and First Street abutting the pond per 24-95 of the City Code. This item will need more discussion after hearing and as discussion continues with the Bohemian Foundation. Page 1
