There is a 5 foot wide grass parkway strip from the north edge of the sidewalk to the curb line on East Mulberry Street that should be shown on the Site Plan. There are two Locust trees in this parkway that should be shown. The curve radius for the existing curb line at the southeast corner of the intersection of East Mulberry and Cowan Streets should be shown. 8. Note 8.a) on the Site Plan should describe the proposed employee situation at all times. 9. Note 11 on the Site Plan should be eliminated (being that the land use on this site will change) and Note 12 should be revised to read "The land use will change from office/clinic to bookstore/coffee bar (retail/restaurant)". This completes the staff's review comments at this time. An administrative public hearing with Bob Blanchard, Chief Planner, has been scheduled for 2:00 p.m. on Tuesday, October 4, 1994, in the Planning Office conference room. The purpose of this hearing is to reach a final decision on your CL Site Plan Review. The necessary revisions (responding to these comments) to the Site Plan must be made prior to recording of the document by the City, which can occur no sooner than 14 days after the decision is given at the public hearing. The 14 day time period constitutes a mandatory appeal period that is required by City Code. Please contact me at 221-6750 if you have questions or concerns related to these comments. The Light 6 power Department has stated that you should contact their distribution engineering section as soon as possible if there is to be any change to the electrical capacity of .the building. Doug Martine would be your contact person and he can be reached at 221-6700. 2. The "Site Location" on the Vicinity Map (portion of the City's Zoning Map) should be made more distinct (it is hardly noticeable now). 3. The plans should be turned over so that the text and street names are readable. North is generally aligned to the top of a sheet. 4. The "West" arrow on the Area Map 'is pointing the wrong way. Riverside Avenue is actually to the east of this property. 5. All signs for this project must comply with the new City Sign Code. Please contact Peter Barnes in the Zoning Department for information on your sign allowance. He can be reached at 221- 6760. 6. The lot for 803 East Mulberry Street is only 50 feet wide. The 70 foot dimension as shown on the Site Plan is from the east property line to the existing curb line on Cowan Street. The westerly 20 feet (from the curb line essentially to the east line of the two concrete parking spaces) is actually public street right-of-way. City Code requires that the on -site parking for employees is accommodated on the property. The two parking spaces in the public right-of-way do not comply with the Code.
