Please include the following on the grading and drainage plans: a vicinity map, a legend (labeling existing and proposed contours, storm sewers, project boundaries, basin boundaries, etc), all proposed contours tieing -in to existing contours and a description of all proposed drainage facilities (including pans). Please note that dedicated easements (by separate document) will be required for the detention area. This should be done prior to plan approval. From the drainage plans, it appears that flows from the south of lot 19 will not entirely be intercepted by the swale, but continue onto lot 20. Please show a basin break with more grading, along with high points, that will prevent greater than historic flows from entering lot 20. Please describe flows entering the property from the North. If off site flows enter, calculations might need to be adjusted. The plans show that the release from the detention pond is to exit through a 15" RCP and flow along Red Cedar to manhole No. 1. What happens to the flow after this point? How does it enter the existing system? Please clarify the direction of the 70' contour. It appears to split and incorrectly tie into the existing contour. Since this contour is the HWL of the pond, this contour must be clearly defined to contain the pond within the project boundaries. Please show a cross section of the swales entering the pond. Please label the pond spillway along with a cross section. Show details, on the drainage plans, of the proposed flow pan in the west alley. How much flow will be carried in the alley and exit onto Conifer Street? Please adjust the erosion control estimate to include installation costs. Reports need to be stamped and signed by a registered PE in the State of Colorado. There are no basins shown on the drainage plans. Please delineate and add a detailed hydrology summary table. Adjacent half -streets should be included in your detention requirements. Please note that these are standard items requested routinely on ALL drainage reports. Please use a drainage plan that is not loaded with the extraneous information present on the site plan. As presently presented the drainage plan is essentially a site plan with some grading and drainage information super -imposed onto it.
