Subject: The Wood Factory traffic study (File: 94102ME1)

The Wood Factory is a small manufacturing operation
a
located on Lots 18 and 19 of the Evergreen Park, located in
North Fort Collins. Lot 17 may be developed in the future as
ma
later phase of this development. These lots are located on
the west side of Red Cedar Circle and a few hundred feet north

of Conifer Street. Primary access will be from Red Cedar
Circle. There will be a connection to an alley to the west
of these lots. The site location is shown in the Appendix.
This project is in an IL Zone (Limited Industrial). The
initial building will consist of 15,000 square feet. It will
primarily be manufacturing (assembly) and warehousing. There
will be a small retail area. The owner indicated that the
retail portion is very minimal. A later phase may include
another 15,000 square feet of similar type building and use.
Table 1 shows the expected trip generation from this facility.
The trip generation was estimated using Trip Generation, 5th
Edition, ITE. Land Use Code 110, General Light Industrial was
used from this document. The square footage of the proposed

building was used as the independent variable.

Figure 1 shows recent (1993) peak hour traffic counts at

Conifer/Blue Spruce intersection. Figure 2 shows a short

range (1996) peak hour traffic projection at the Conifer/Blue

Spruce intersection from the "Greenbriar Site Access Study,"
April 1993. Operations analyses from that study indicated

that the Conifer/Blue Spruce intersection would operate

acceptably (level of service A for all movements). Given the
forecasted volumes on Conifer at Red Cedar and the estimated

trips generated, it is expected that the Conifer/Red Cedar

intersection will operate acceptably.

It is concluded that the proposed uses are consistent
with those expected in an industrial area such as Evergreen

Park. The Conifer/Red Cedar intersection and the Red

Cedar/Driveway intersection will operate acceptably. Further
traffic analyses related to the Wood Factory proposal is not

required.
