Your response letter dated January 9, 1995, stated:
"As we discussed in the field, the existing vegetation,
particularly trees, will be left substantially untouched.
A corridor will be maintained by virtue of the ditch road
easement which will not be encroached upon by this
development. If substantial trees and shrubs are removed
during development we will replace such trees at other
points on the property. This does not deviate with what
was discussed in the field."
The Natural Resources Department has noted that in the "field"
discussions and in the comment letter dated December 20, 1994,
a landscape plan showing all existing vegetation on the
property, noting proposed preservation or removal, was
requested. A landscape plan has not been received by the City
to date. Significant loss of vegetation can result in a
replacement program being required by the City. A landscape
plan must be submitted to the Planning Department in order for
the Natural Resource Department staff to complete their
review.
3. As discussed on January 30, 1995, a signature block for the
Larimer and Weld Canal Company must be included on the Plat
and the utility plans. Please add the appropriate signature
blocks.
This completes the Planning Department's review comments at this
time. Additional comments from the Engineering Department's and
Stormwater Utility Department's review of the revised utility plans
which were received on January 24, 1995, are forthcoming and will
be forwarded to Stewart and Associates.

contact me at 221-6206 if you have any questions or concerns
related to these comments. I would like to schedule a meeting with
you as soon as possible, if necessary, to discuss these comments.

Dear Russ,
Planning staff has reviewed your letter dated and received on
January 9, 1995, and the revised Plat which you submitted on
January 30, 1995, for the sand Creek Estates Minor Subdivision and
would like to offer the following comments:
1. Item #1 of the comment letter dated December 20, 1994, stated
"the City Fire Code requires that no exterior wall of any
residential structure be greater than 150 feet from the street
unless an approved residential sprinkler system is provided.
It appears that Lots 1, 5, and 6 will most likely be impacted
by this requirement."
Your response letter dated January 9, 1995, stated: "We will
comply with this requirement by contractual agreement with the
prospective owners or building contractor that any structures
located more that 150 feet from a roadway be sprinkled."
The Poudre Fire Authority requests that a note be placed on
the Plat that states:
"No exterior wall of any residential structure may be
greater than 150" from a single point of fire truck
access, as determined by the Poudre Fire Authority,
unless an approved residential fire suppression system is
provided."
2. Item #4 of the comment letter dated December 20, 1994, stated:
"As provided in Section 29-644 of the Code, the Planning
Director may require the submission of......, and such
other plans and documents as are necessary for a full and .
proper review of the application. A landscape plan must
be provided which shows the landscape buffer and the'
proposed preservation or removal or existing vegetation.
The City notes that the developer is to preserve existing
vegetation on the property as previously discussed in the
field."
