Dear Mr. Jones,
This is the request for alternative compliance approval for street tree spacing in the proposed
Glenmoor P.D.P.. The site is located at the Southeast corner of the intersection of South Taft Hill
Road and Glenmoor Drive. The zoning for the site is M-M-N, Medium Density Neighborhood
District. The P.D.P. is planned for single-family attached dwellings, which is an allowed residential
use in this district.
The alternative compliance is for the standard of street tree spacing in Section 3.2. 1 (D)(2)(a)
that states canopy shade trees be planted at 30 foot to 40 foot spacing in the parkway. Due to the
configuration of the driveways for the town houses, the spacing of some of the canopy shade trees
is greater than 40 feet. The alternative compliance is to add an ornamental tree between the canopy
shade trees between the driveways in the parkway. The spacing then is equal to or better than the
standard because the spacing from a canopy tree to an ornamental tree is 27 feet and then to the next
canopy tree is 27 feet. This spacing increases the number of trees approximately 20%. The trees on
the streets without driveways have the minimum spacing of 30 feet, rather than the maximum of 40
feet. This is the case on South Taft Hill Road and Plum Creek Drive.
The ornamental trees will be planted in a 4 foot by 4 foot tree grate that is allowed in Section
3.2.1 (D)(2)b.
The Home Owners Association will maintain the tree grates and will insure the foliage is kept
6 feet above the ground.
We trust that Current Planning continues to support the tree spacing and that alternative
compliance will be approved.
