(3) the Natural Resources requirement for a letter from the Army
Corps of Engineers stating that you have obtained the required
permits [3.4.1(0)(1)],
(4) the Natural Resources requirement that a Wetland Mitigation Plan
must be submitted to and approved by the City of Fort Collins
Natural Resources Department, and
(5) You must change either the retaining wall configuration or the
sanitary sewer location, but you cannot have the wall on top of the
sewer; this situation must be corrected.
c. All other outstanding issues (as specified in the attached comment sheets)
must be resolved prior to final compliance approval.
Be sure and return all your reclined plans when you resubmit.

Staff has reviewed your revisions for the Glenmoor P.D.P., and would like to offer
the following comments.
COMMENTS:
1. Stormwater Department, Water/Wastewater Department, Engineering, City
Forester:
a. See the attached comment sheets and accompanying redlined plans.
2. Natural Resources:
a. Please see the attached comment sheet and letter from the Natural
Resources Department.
3. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
November 14, 2000. A 30 day extension to this deadline is available. All
requests for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan revisions, a
status report verifying continuing efforts toward resolving the issues is
required within the same timeline.
b. The following issues must be resolved prior to the scheduling of a type 1
hearing:
(1) the Stormwater comment #1 regarding the required 1-foot of
freeboard for major channels,
(2) the Natural Resources requirement for a letter from the U.S.
Fish and Wildlife Service for the two endangered species, Ute
