The area indicated for additional shrubs is proposed as additional
service/utility/mechanical area to serve the tank facility and central utility plant. We
have indicated screening shrubs in the remaining open area along the west side of the
proposed tank farm.
This concludes our comment response. The revised plans are attached for your use. Please
feel free to call if you have any questions or would like further clarifications.

Comment Number/Response
#4. All proposed street trees have been located a minimum of 40' from existing street
lights. The street tree adjacent to Linden Street which is within 40' of the existing street
light is an existing tree.
#5. We have added sidewalks and pedestrian crossings to the plans. At the south Linden
Street entrance, the New Belgium Brewery sign and a significant amount of landscaped
area which was installed concurrent with the Brewery facility is existing. We have
shown an attached sidewalk on the south side of the entry drive to serve the main
entrance from the Linden Street right-of-way and the transit stop without causing
removal of the existing sign and with the minimum damage to existing shrub beds.
There is no public/accessible building entrance on the north side of the proposed
bewhouse, so we did not include a sidewalk to this area.
We have also simplified the suggested sidewalk design at the employee parking area
near the northeast corner of the site to provide more direct access to the building
entrances now indicated on the plan.
#7. The projected number of employees at the project buildout is 90. We have currently
shown 62 employee parking spaces, which is less than the allowed .75 spaces per
employee.
#9. We have increased the amount of trees in these areas to comply with the appropriate
code section requirements specified by your comment letter dated August 15, 1997.
#10. We have reduced the proposed warehouse size by one foot on the north end to comply
with the 60' minimum requirement for public yards.
