F. Similarly, on the west edge of the northeast employee parking area, there is one Lanceleaf
Cottonwood shown graphically but seven called out numerically..
3. The following comments apply to the architectural elevations:
A. For all elevations, please indicate the materials and colors of the finish material.
B. Assuming that we will be receiving supporting documentation for the Phase Two/Three
fermentation tanks, including a_ height analysis, the number of sheets in the set may need to
be re -labeled.
4. The following comments apply to the plat:
A- The title should be the Second Filing, not the First.
B. The County Clerk Certificate can be deleted.
C. The first plat dedicated additional right-of-way along Buckingham by separate instrument.
Be sure that this area is now included in the Second Filing.
D. Light and Power needs a 10 foot wide utility easement along the easterly property line.
This concludes our comments on the revised plans at this time. Please call if there are any
questions or issues to be resolved.

J. The Code requires a minimum number of handicap parking stalls based on the number of
stalls per lot. The plan should indicate the number of stalls within the visitor lot. Since
this lot contains only 23 spaces, only one handicap stall is required. The employee lot, to
be built in phases, will require two handicap stalls per phase since each phase exceeds25
spaces. Please refer to Section 3.2.2(K)(3)(d), page 29 of the Code.
K. Please change the approval block from the C.P.E.S. Director to Planning and Zoning
Board.
L. Please add an address line for the notarial block.
M. As previously discussed, the outside storage containers for glass, pallet racks, trash
dumpsters and truck trailers presently located on the southeast side of the building is to be
minimized with future phases. The site plan should indicate where these things will be
located. If not located inside a building, then additional mitigation measures should be
taken to screen with walls or solid screen of landscape materials.
N. Please add the enclosed General Notes.
O. The plans need to make clear how many fermentation tanks are expected in the future.
The Site Plan indicates that additional tanks are expected to be part of Phase Two. The
architectural elevations, however, indicate that there is to be a Phase Three Tank addition.
Please be aware that the special height review approved on July 9, .1997 was for 16 tanks
only. Therefore, any tank. added after number 16 does not have the benefit of being
approved for over 40 feet. Will the new (Phase Two/Three) tanks be 50 feet high? If so,
the special height review will apply and supporting documentation should be made a part
of these plans.
2. The following comments apply to the Landscape Plan:
A. We have discussed the possibility of a small retention pond along Linden Street which
could be enhanced with wetland plant material. Is this the same area as "Mix 27 If so,
please indicate. It is recommended that this area be provided with irrigation for
establishment since storm flows are intermittent.
B. What is the area east of Proposed Tank Farm Phase Two and north of Proposed
. Warehouse Phase One? Please clarify what is hard surface and what is turf.
C. The Planning Objectives describe a "broad bermed landscape setback" adjacent to Linden
Street. The landscape plan does not show this berm. Please add the berm, with dimensions so
height can be determined, and indicate that the slope is no steeper than 3:1. A slope of 4:1 is
preferred due to the ability to hold irrigation water.
D. _ . Is there any consideration in providing a shrub bed on the south side of the Phase Three
-----:.-Office? If so, please indicate. _

Staff has reviewed the revised plans for New Belgium Expansion, Project Development Plan, and
offers the following comments:
1. The following comments relate to the Site Plan:
A. Please show a new location for the Transfort stop further north than the present stop. A
logical location would be the midpoint between the two driveways.
B. Please indicate ramps at all sidewalk/curb locations. This can be done by denoting the
ramps with -the letter "R' and referencing the abbreviation in a Legend.
C. Please indicate that the building entry on the north side of the Central Utility Plant is an
"Employee Entrance."
D. Please label the intended use of the area north of Proposed Warehouse Phase One. Please
indicate graphically the number of truck bays. Will truck trailers be stored in this area?
What does the line indicate that appears to not be a building envelope line? Is this an
overhang? Plans are confusing, please clarify.
E. Similarly, please indicate that the north side of the Phase Two Brewhouse and Phase One
Utility Plant will also feature a truck docks.
F. Please state in the Land Use Table that the projected number of employees is 90.
G. Some of the building dimensions are illegible. Perhaps using a larger type face would
help.
H. Please state that the 75' x 96' envelope for the Phase Two Tank Farm is not a building
envelope per se but that the tanks will be outside and not enclosed within a structure.
I. Please provide dimensions of the Phase Three Office.
