39. Waterfield First Filing grading has been incorporated into the grading
plans for the Second Filing.
40. All proposed storm sewer for this site is included in this submittal of
Utility Plans.
41. The outlet structure for the natural pond (Wetlands pond) is included in
this submittal of Utility Plans located on the Storm Sewer Detail Sheet
31.

44. An Overall Drainage Plan has been inserted into this submittal of Utility

built, the connection will be completed and this developer would

31. Merganser Drive was designed and built with the First Filing.
32. The trails connecting this site to the future school/park site have
been eliminated from the plans in order to avoid confusion
regarding exact location and layout of the paths. When the school
and park sites are developed, the trails will be determined and the
developer of this property would participate.

along East Vine Drive. The outfall from the regional detention pond
along East Vine Drive will spill into a City determined conveyance
system within the Dry Creek Basin that will be tributary to Dry Creek.

b. The proposed storm sewer along East Vine Drive (north side)
appears to be not in conflict with the 3-phase electrical line.
7. a. The proposed storm sewer along East Vine Drive (north side)
appears to be outside the 50-foot wide exclusive easement for
the 12" high-pressure gas line.
b. This concern has been conveyed to the Developer.

Dear Steve:
We have reviewed staff comments dated September 8, 1999 and have the following
comments:
1. a.-e.
The Subdivision Plat has been corrected and revised per these
comments.
2. a.
Tracts A, B, & C have been designated to be utility, drainage
and access parcels.
b.
These open spaces between Lots 12 & 13 and 69,70, & 71 have
been designated as Tract G and Tract H for an existing
underdrain pipe system designed as part of Waterfield First
Filing.
C.
Yes, These areas were an easement for the above underdrain
system.
d.
There are proposed utility easements for East Vine Drive (15
ft.), Merganser Drive (9 ft.), CR 11 (15 ft.), and Conifer Drive
(15 ft.).
e.
Tract F has been designated to be utility, drainage and access
parcel.
f.
Six-foot wide rear lot easements have been incorporated into the
subdivision plat.
3. a. Address numerals will be visible from the street.
b. Two fire hydrants have been incorporated in the proposed water
plans, which are located adjacent to the west and east drive
entrances to the commercial site.
