The -standards go into effect July 26, 1996. This means that the all development projects submitted for Preliminary hearing of the Planning and Zoning Board on the August 26, 1996, submittal day are required to use the new standards. Development projects already in the development review process for Preliminary and/or Final approvals will not be required to follow the new standards, however, developers may use the new standards if they choose to do so. If you have a copy of the City of Fort Collins "Design Criteria and Standards for Streets," (Design Criteria) you may insert the attached new standards, numbered as pages D-la through D-5, and remove the old pages D-1 through D-5. Additional changes to accommodate the new standards will be printed in the text of the Design Criteria and will be available in a few weeks.
