• Improvements to Vine Drive and Summitview as part of Bull Run application.
City code requires off -site improvements prior to first building permit.
• Ditch company agreement for drainage to be accepted by Lake Canal. Work

Dear Lucia,
Based upon our phone conversation this morning, I am aware of the time constraints
associated with the development of the Bull Run Apartments as a part of the Waterfield
PUD.
After talking with Alan Krcmarik the City's Finance Director, it is my understanding that
the Bull Run Apartment project property must be purchased by Brisben Companies and
have Final PUD approval by the end of September 1997 in order to meet the State's
requirements for bond allocation.
Due to this time constraint, I feel that it is imperative that a great deal of project
coordination occur on the part of the City and developer.
The following is a preliminary list of issues to address / information to provide at the
time of Final PUD application(s) for the Waterfield PUD. This list is based upon my
notes from the May 19 Preliminary PUD hearing and preliminary conversations with the
City's Engineering, Stormwater, Natural Resources, and Water and Wastewater
development review staff. Additional issues may arise during the review of the
Final PUD application(s). Discussion is needed to determine which items are
specifically applicable to the Bull Run Apartment timeline and which are applicable to
the remainder of the Waterfield PUD. Please review the following list and compare it
with your notes for completeness.
Issues to address/Information to provide:
• Wetland
wildlife corridor9 water source? basements? setbacks on west? setbacks of
lots 59 -66? acquisition? best management practices referenced at Preliminary,
pre-treatment prior to release into wetland?
• Rail -road switching yard
decibel readings?
