accordingly.
16-21. The subdivision plat and utility plans have been corrected as
requested.
22. Vertical curb will be used along the tighter portions of Muscovy, a
6' walk with a sidewalk easement will be shown on the plans. The
street will be 36' flowline to flowline.
23. A pedestrian access easement will be provided on the east side of Lot 48, as
part of the dedicated Tract F for a future connection.
24. An 12' pedestrian access easement has been added to the plans and a note
stating "Possible future trail connection to be designed by others."
25. This pedestrian crossing has been added to the plans.

Re: Response to staff comments: Waterrield PUD 2"d Filing, Final
Dear Steve:
We have reviewed staff comments dated December 29, 1999 and have the
following responses:
The Historic Preservation Planners are most likely referring to the
Plummer School on the First Filing. The two outlots are not owned
by this applicant nor are they a part of this PUD.
2. The civil engineer states that Lot 48 is adjacent to Tract F, which will
be dedicated for utility, drainage, and pedestrian access. Therefore,
we feel a separate side lot easement is not necessary.
3. The requested pedestrian connection has been added to the plans.
4. a.
The topography lines have been removed from the site and
landscape plans.
b.
The elevations have been changed.
C.
The label has been changed to a 4' high, Western 3-rail fence
with mesh.
d.
Acknowledged.
e.
Pole -mounted parking lot lights are shown on the site and
landscape plans.
f.
The one street tree per lot will not be installed by the
developer, but will be the responsibility of the homebuilder or
the homeowner. There is no way to know at this time where
driveways are going to go and if we show street trees on the
PUD document, which is not a construction document, we risk
The potential of a landscape contractor taking the PUD
drawings literally and planting the trees in the wrong place.
We suggest a note in the landscape notes stating that each lot
will be provided with one street tree.
g.
Phasing lines have been added to the landscape plan sheets.
