Pursuant to our conversation regarding the expansion of New Belgium Brewing, I am confirming that
under the current City Plan Criteria we will be allowed to install 75 foot fermentation tanks without a
height variance. The industrial zone allows up to 4-story structures with stories less than 25 feet for a
total allowed height of 100 feet.
The fermentation tanks will be Phase 2 Tank Farm identified on the FDP approved on October 16, 1997.
Priority of Phase 2 and Phase 3 has been revised, with the Phase 3 Warehouse being previously
completed. Phase 2 will also be completed in smaller increments with approximately one-half of the
tanks as first phase. We will review expansion with Storm Water and we will be applying for an
Administrative Amendment for approval of each sub -phase.
