set forth in Section 506 of the 1991 edition of the U.B.C. for "unlimited" or "area
separation walls" complying with Section 505. The building must be entirely surrounded
and adjoined by public ways or yards not less than 60 feet in width to meet the criteria for
unlimited area and no uses other than those included in the definition of B occupancies can
be housed in the building.
11. The building additions shall comply with the Fort Collins Nonresidential Energy Code.
12. Be sure to check with Poudre Fire Authority about the need for any additional fire
hydrants. Please call Roger Frasco, 221-6570.

As we have discussed, comments regarding New Belgium Expansion are being forwarded prior to
the comment review deadline of Wednesday August 6th. The following comments have been
received thus far:
1. The plat must dedicate a nine foot wide utility easement next to the right-of-way along.
Linden Street for underground utilities. This will likely be the location for natural gas.
2. Please be aware that any re-routing of Public Service facilities caused by the expansion
will be at the developer's expanse.
3. Any development, including driveways and parking lots, that extend into the previously
unplatted area will trigger normal Light and Power development charges. These charges
will apply even if no additional power is required to the site, and payment will be required
as a condition of continued electrical service to the brewery complex.
4. Be sure that deciduous shade trees are kept at least 40 feet from existing and proposed
streetlights. Ornamental trees, however, may be planted as close as 15 feet from
streetlights.
5. There is a concern about meeting the pedestrian level of service standards for pedestrians.
Be sure that there are pedestrian walkways from the public sidewalks to building
entrances. These walks should not cross traffic lanes.
6. To help reduce the amount of asphalt, we suggest. that 40% of the employee parking be
reduced to the compact stall size which is 8.5' x 17'.
7. Be sure that the number of parking stalls does not exceed .75 spaces per employee. .
8. Please indicate building dimensions and indicate the setback from the nearest property line.
9. Please provide additional plant material to screen the new employee parking area on the
north and east.
