The architectural sheet should indicate that roof top mechanical equipment will be screened from view from the public streets. 14. The Site Plan should indicate the stormwater detention areas. 15. The Site and Landscape Plan should label the grain storage silos and indicate the height. Will the silos be painted to match the building exterior? 16. On the Site Plan, please correct the City approval block to delete references to the Planning and Zoning Board and the Secretary of the P & Z. Approval will be by the Planning Director. 17. On the Site Plan, the ownership certification contains a reference to 1994. Please correct. This concludes Staff comments at this time. Please return three revised plans. Upon receipt of revised plans, an administrative review hearing will be scheduled and legal notices mailed. As always, please call if there are any questions or concerns or to set up a meeting to discuss these comments in depth. There is no ownership signature block. This should be included next to the notarial. 2. Comments from Engineering are in redline form on the utility plans. 3. Light and Power will set an oval vault at the point where the underground three-phase goes up the pole then continues overhead to the east along Buckingham Street. 4. Permission from the ditch company may be needed to cross the Coy Ditch with electrical power to feed the transformer near the building. The developer should contact the ditch company regarding such permission. 5. The plans do not indicate that the building will be equipped with an automatic fire extinguishing system. Please add this information as an explanatory note on the Site Plan. 6. The City Forester recommends that Autumn -Purple Ash not be used as a street tree. It is suggested that any of the following be selected for street trees: Burr Oak, Green Ash, Honey Locust, Hackberry, American Linden, or Little Leaf Linden. 7. As an I-P Site Plan, the interior of the parking lot and driveway area must be treated with landscape islands that equal no less than 6% of the parking and drive area. 8. The Site Plan indicates that the building height is 25 feet. It appears, however, that with the corrugated metal roof on the east elevation, the building achieves a height of 33 feet. Please verify. 9. The variance granted by the Z.B.A. allows a 24 foot setback from the street to the parking area along Buckingham which is noted on the Site Plan. The setback scales, however, to only 20 feet. 10. Please add a note to the Site Plan stating that the site shall be accessible to persons with disabilities in accordance with Uniform Building Code Section 3103 and U.B.C. Appendix Section 3106. 11. The landscape plan should include the total area in square feet for each landscape category as per the Water Conservation Standards for Landscaping. 12. Please add a note that the bike rack will be permanently anchored to concrete and not interfere with pedestrian walks. The following comments are offered: 1. The following comments apply to the plat: A. The outer boundary monuments must be described. B. The plat needs only one legal description, around the total boundary, with the total area shown. C. The dedication statement is incomplete. D. Please delete "Parcel 5" from the plat, it is confusing. E. There is not enough information to locate the 15 foot wide ditch easement. F. Please show the remainder of Buckingham Street and how it intersects with Linden Street. Does Buckingham intersect with a full 68 feet of right-of-way? G. Please indicate the area of the two lots. H. The curve along Linden Street in Lot 2 must be in the curve table also. I. Is a utility easement needed along Linden Street in Lot 2? J. The plat needs a total outer boundary distance along the east side of the Plat and along Linden Street. K. The City approval will not be by the Planning and Zoning Board. As a Minor Subdivision, the approval will be administrative by the Planning Director.
