Dear Resident:
On Tuesday, November 19,1996 from 7:00 to 9:00 p.m. at the Tavelli Elementary School,1118
Miramount Drive*, the City of Fort Collins Planning Department will conduct a neighborhood
information meeting to discuss a development proposal in your neighborhood. The project is
referred to as the Waterfield Planned Unit Development (PUD).
The applicant proposes approximately 490 residential units (200 single-family units, 290 townhome
units) on approximately 103 acres, an 11 acre school site, 6 acre park site, and 20 acres of
ponds/wetlands on a total of 140 acres. The property is located at the northwest corner of East Vine
Drive and Summit View Drive.
The southern 60 acres of the property is zoned I-L, Limited Industrial with a PUD condition and a
condition requiring any residential development on the southern 60 acres to be at a minimum of 6
dwelling units per net developable acre. The northern 80 acres is zoned R-L-P, Low Density
Planned Residential with a PUD condition. The entire 140 acres also has a condition that residential
development must be at a minimum of 6 dwelling units per net developable acre.
This letter has been sent as a courtesy to your Homeowners Association as it is not within the
required notification area. Please notify members of your association of the neighborhood meeting
for this development proposal. City Staff consider the input of members of your Homeowners
Association on this matter an extremely important element in the City's review of this proposal. If
you are unable to attend this meeting, written comments are welcome.

The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
