RE: Glenmoor PUD 2nd and 3`d Filings
Dear Dick:
It was brought to my attention that I incorrectly interpreted Section 3.5.2(E) of the
Land Use Code in a prior comment letter regarding the proposed Glenmoor
PUD, 2"d and 3rd Filings. The purpose of this follow-up letter is to provide
clarification on these particular standards.
The earlier comment letter stated the following:
"According to the requirements of the section, 50% of all garages
must be recessed or designed to comply with the standard. Corner
lots are exempted from the standard; therefore, of the 42 lots
submitted, 50% of 37 of lots (the total number minus the number
of corner lots) must comply with the standard (19 lots). Please
designate which lots comply with the requirements of the Land
Use Code on the site plan and change the elevations to demonstrate
compliance. If you wish to request a modification to these standards,
the project will be subject to review by the Planning and Zoning
Board. "
The statement was incorrect in that all street -facing garage doors must be
recessed behind the front facade of the living area portion of the dwelling or a
covered porch, rather than only 50% of the total number of dwelling units. In
addition, the garage door itself shall not comprise more than 50% of the ground
floor street -facing linear building frontage. In the case of attached dwellings, the
50% is measured for the entire building.
