space. At the very least we would like to see the amount of homes greatly decreased and if
possible a small park or field in there place. If it would help to get the field zoned as a park, the
Orchard Villas Townhome Association would be interested in assisting financially with the
maintenance of the park.
We hope that the previously mentioned concerns and suggestions are considered when you
review the plans for this development. Attached is a petition with the signatures and address's
of everyone, both in our association and outside, who are in support of the above mentioned
items.

This letter is being written on behalf of the Orchard Villas Townhome Association. There are
20 single family homes in our association on Glenmoor Dr. and they directly face the purposed
building area. Our, association has two major concerns withrthe purposed buildings.
The first concern is the flooding issue. Last year when the flooding hit,Fort Collins the drainage
ditch along that field was like a raging river. The field that surrounds the drainage ditch was
able to hold the water and channel it away from our homes. Despite the way the field directed
the water away, we all still had some minor flooding in our crawl spaces. Two homes had to
have their furnaces replaced due to the flooding. I know that if that field was not there and if
any buildings were there in its place, all of our homes would have had major flood damage not
to mention the proposed homes in front of the drainage ditch. All the house's starting at the end
of the field along Plum St. between Glenmoor and Skyline had severe water damage because of
inadequate drainage:. ; • .
The second concern the association has is the,traflic.,situation. Many people use Glenmoor Dr.
to-gefto theirhomesor to visit friends; whether they live on Glenmoor, -Skyline, Plum,
Mcallister or are just using it as a shortcut. to Elizabeth. There are also many cars that park on
the street. The buildings here have a one car garage and a single driveway.. If three people are
living in a house that's three cars. One in the garage and two in the street because you cannot
block the car that's in the garage. Not every home has three cars, of course, but at least a
quarter of the association is that way and the rest have two. There is also not enough parking
spaces in the new units at the corner of Glenmoor where if'changes from East and West to
North and South, so they also park in the street. The corner on Glenmoor is very dangerous:
When there are cars parked in the street there is hardly enough room for two cars to pass each
other. This is also the corner where many parents pick up' and drop ofitheir kids for school at
Moore Elementary. It is a blind corner. Many kids walk and ride there bike's to and from
school. It's not safe to, have that many cars parked on the street because you cannot see the
children when they are in between two parked cars let alone the traffic around the corner. Most
people race down the street and do not obey the speed limit as it is, I cannot imagine what the
addition of 43 more homes will do to the traffic...That will be of least another 86 car's on an
already over crowded street. When you factor in the addition of all,the car',s, the blind corner
and the school'kids an accident is waiting to happen.
