The Rafferty's Restaurant PUD works within the Harmony Corridor Plan
and addresses the residential PUD to the east and commercial to the north,
south and west. T1; restaurant and offices provide a relative low impact
use to this site as well as provide for a use thai is consistent with the
harmony corridor plan. The particular sitting and proposed uses of the
two phase development of this site were selected to adress the transitional
nature of the site. The proposal includes a wide 50' landscape buffer and
single story offices -oward the residential. Internal landscape buffering in
the parking areas and around the buildings have been provide to help
establish a smaller scale to the overall development. The Architecture of
the development will establish a residental scale while providing an
architectural continuity to help establish the image. of a unified center at
developments completion. The total development will be privately own:d
and maintained with cross access easements for parking and circulation
between componen-s of the total development. The Access points into the
site have been carefully considered to provide efficient engress and egress
will addressing the existing circulation on Broadwalk and. Whalers way.
Total traffic generations and circulation is addressed in the included
traffic study.
