HomeMy WebLinkAboutGLENMOOR PROPERTY - REZONING - 8-95 - SUBMITTAL DOCUMENTS - ROUND 1 -January 19, 1995 Ted Shepard Senior Planner City of Fort Collins Fort Collins, CO 80522 RE: Glenmoor Subdivision between Orchard and Plum Ted: The above -referenced 2.75 acre property is located in two zoning districts: RM and RL. The property is bounded by Moore School to the north and east, by RL zoning to the southeast and by RM zoning to the southwest and west. In addition, Glenmoore P.U.D. (now under construction) is a town - home project at 6.6 units/acre to the immediate northwest. A sketch of the proposed subdivision is enclosed. With the present zoning, Lots 1 and 2 would have RM zoning while Lots 3 through 8 would have RL zoning. It appears that a more uniform zoning of RM for all of the lots would be more appropriate. For example, with the present zoning, Lot 6 would be a single family residence with a fourplex immediately across the street from it. RM zoning for the subdivision would provide excellent tran- sitional zoning from the 8 and 10 unit apartment complexes to the south to the townhome development to the north. As you are aware, the City of Fort Collins has taken a position of encour- aging in -fill type development, such as this project, versus expanding growth and city boundaries. This relatively small development project is subject to all the classical in -fill engineering and storm drainage problems beyond what normal progressive development is subjected. Given the increased difficulty of developing this type of in -fill property and that the City of Fort Collins is encouraging developers to pursue in -fill developments, I would request that the planning staff give serious consideration to supporting the appli- cant's choice of process for development (i.e., P.U.D. versus rezoning). Particularly, where the rezoning fits as conveniently as it does on this property. If the density of the zoning is a concern, perhaps Lots 3 through 8 should be considered for RLM zoning.
