Dear Mr. Schlueter:
This is the storm drainage report for Milan P.U.D. which is located at 806 N. College
Avenue. The area of the site is 0.5034 acres and it is in the Dry Creek Basin. The site is bounded
on the North by an existing equipment retail store, on the East by an existing paved parking lot
for a bowling alley, on the South by an existing restaurant, and on the West by North College
Avenue. The site slopes from West to East at approximately 1.4%. The site has an existing 965
square foot building and 16,238 square feet of existing asphalt. The remaining 4,725 square feet
is not hard surfaced.
The proposed use of the site is an automobile sales business. The existing building is
being remodeled and will be used as a sales office. Extensive landscaping will be planted. Some
of the existing asphalt will be removed for the landscaping and some of the unpaved area will be
paved. There will be a net decrease of impervious surface of 35 square feet. Since there is no
additional impervious surface, there is no stormwater detention required. The runoff from the site
historically sheet flows Easterly from the site onto the existing bowling alley parking lot. The
existing bowling alley parking lot sheet flows Easterly onto the existing farm land.
The site is in the Dry Creek 100 year flood plain. The existing building floor elevation is
4965.26 and the 100 year flood elevation is 4965.60. A flood plain use permit and an elevation
certificate are enclosed as a part of this report. The building will be flood proofed by use of
portable barriers to seal the building's existing walk through doors and windows.
A silt fence will be place along the East line of the site to control erosion. The portion of
the existing asphalt to be removed for landscaping and the paving of the existing bare ground will
be done in a short period of time.
The runoff calculations and the grading plan are included as a part of this report.
