The entire site was hard surfaced and the only part that is not existing today is where the gasoline tanks and pumps were removed. We are not proposing onsite detention because the impervious surface is being reduced. The owner can meet with Stormwater personnel if needed, but the asphalt is evident. 12-15. 12 through 15 are answered in the Drainage Report. 16. The sign was removed from the Site Plan and a sign will be placed on the building. The sign will be removed on the lot soon. 17. Flood proofing is discussed in the Drainage Report. 18. Box 580 Fort Collins, CO 80522 Dear Mr. Ludwig: The following are responses to your comments for the Milan P.U.D. dated March 17, 1995. 1. The fence was removed from the West and South side of the site on the Site and Landscape Plans and will be soon on the ground. The shrub plantings were increased. 2. A 10 foot utility easement was added to the Minor Subdivision Plat. 3. A Phase I Environmental Site Assessment has been completed and Mr. Milan has given the report to Ron Gonzales. 4. The rear setback to the existing building was added to the site plan. 5. A temporary walkway from the parking lot to North College Avenue was added to the site plan. 6. Mr. Milan and the owners of Gabby's Restaurant entered into an agreement for shared parking. Therefore, we are assuming a variance is not required. The agreement is enclosed. 7. A North arrow was added to the vicinity map on the Minor Subdivision Plat. 8. The water and sewer services are existing into the existing building and are labeled existing on the site plan. 9.
