Please provide a letter, at the time of submittal, addressed to the City of Fort Collins Stormwater Utility stating that there are no plans to increase the amount of impervious surface on the property. The letter can be addressed to Mr. Glen Schlueter, Storm Drainage Engineer. 8. A neighborhood information meeting will be required. The Planning Department will set up, advertise, and facilitate this meeting. A map identifying the area to be notified will be prepared by the Planning Department. All property owners of public record within the notification area shall be on the mailing list prepared by the applicant. The applicant is responsible for paying postage. 9. one of the key points will be how the facility will handle the traffic. This is always a sensitive issue for neighboring property owners. 10. Aswe have discussed, there is a task force working on submitting a proposal to City Council regarding a reduction in submittal fees for P.U.D.Is which are considered to have minor impacts. The contact person for this task force is Jon Ruiz, 221-6760. You are encouraged to discuss the issue of varying submittal fees with Mr. Ruiz. 11. Please feel free to contact the Planning Department at any time prior to submittal for information. r CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: July 25, 1994 ITEM: Enlarge Daycare at 2218 Suffolk Drive APPLICANT: Ron and Venita Christian, 2218 Suffolk Drive, Fort Collins, CO. 80526 LAND USE DATA: Request for enlarged daycare (up to 12 children) in a single family home located at 2218 Suffolk Drive in Brown Farm First Filing, zoned R-L, Low Density Residential. COMMENTS: 1.. The zoning district, R-L, Low Density Residential, allows daycare in single family homes for up to six children. Since the request is for up to 12 children, the land use must be processed as a Planned Unit Development (P.U.D.). 2. As you know, there are a variety of state requirements that must be met. In addition, the City requires that indoor play area be no less than 40 square feet per child, and that outdoor play area be no less than 2,500 square feet per child. 3. The outdoor play area must be screened by a solid fence or mature vegetation. 4. Please refer to the handout from Sharon Getz, Plans Examiner, Building Inspection Division, regarding enlarged daycare facilities. This information refers to requirements found in the Uniform Building Code, as amended by the City of Fort Collins. For further information, Sharon Getz can be reached at 221-6760. 5. The facility is subject to inspection by the Poudre Fire Authority. The facility must provide smoke detectors, fire extinguishers, proper exits, and clear and marked access to the electrical circuit breaker box. Since there are no anticipated changes to the electrical, water, and sewer services, there will be no need to modify these systems.
