Silt fence around the perimeter of the building sites. 2. Straw bales at 50' intervals in all channels. 3. Gravel inlet fitters around the proposed inlets in Glenmoor Drive. Conclusion Based on the study completed by Ayers and Associates and the information provided in this report, the following can be concluded: i. No detention will be necessary. Peak runoff from this site occurs well ahead of the overall basin peak and will not increase downstream impacts. 2. A thirty foot channel section and 2.8' X 30.0' box culvert will provide the ultimate channel section through this area. 3. Completion of these amproverr%mo will contain the 100 year water surface within the channel 4. These improvements are built in conformance with the West Plum Street Drainage Master Plan and will be compatible with future projects. 5. Minimal impacts can be expected to upstream and downstream property owners. 5 North Glenmoor Drive (Conveyance 95) :. Offshe water fium the north is collected by Glenomoor Drive through the adjacent Glenmoor P.U.D. project. Inlets built as part of the Glenmoor P.U.D. project intercept initial stone flows; however, major storm flows will bypass these inlets and spill towards the proposed new inlets just south of this project. Olisite Water from Moore School (Basin 3) Runoff from gee school site to the north is collected in a charnel along the north and east side of the project. On -site Drainage Basin A Runoff from Basin A represents the roof and backyard drainage from lots S - 8. This water ems to the east where it is collected in a channel along the east property line of this project. Runoff calculations and channel calculation are attached in the appendix. Basin B Runoff from Basin B represents the roof and backyard drainage from lots 1 - 4. This water ems to the west and is accounted for in the design of the West Phan Street Channel. Basin C Basin C represents runoff from the front yards of lots 1 - 8. These lots drain towards Glenmoor Drive. These flows are added to the 100 year storm flows from the Glenmoor P.U.D. to the west. 4 r West Channel - (South 12) (Conveyance 101) A ten foot wide drainage chaund w01 be constructed along the west side of the property. This channel is once -half of the proposed channel for this area. It will allow Rum developers to the west of this project the opportunity to design the final channel to Taft Hill Road and locate the channel along ds existing abgtnnent or along the south property line. The channel has been designed to stand alone or be expanded to the west to accommodate future development. West Channel (North 1/2) (Conveyance 94) Tins cbmnd is provided to allow drainage from the adjacent Glenmoor P.U.D. and the inlets on Glenmoor Drive. It is designed to stand alone or to be widened to the west to accommodate future development. These proposed improvements were submitted to Ayres and Associates and incorporated into their efforts to revise the drainage master plan for the West Plum Street Basin. Please refer to their revised report dated October 26, 1995. Otfsite Drainaee South Glenmoor Drive (Basin 1 & 2) (Conveyance 105 & 111) Offsite water from the south is collected by Glenmoor Drive. A low spot has been created in Gienmoor Drive approximately 25' south of this project. All adjacent parcels in this area are also located next to the channel and are primarily grassed open areas or residential development which have historically flowed directly into the channel. Proposed Drainage The Glenmoor Drive P.U.D. will connect two ends of Glemnoor Drive from north to south through this site. Four lots are being created on each side of Glermnoor Drive (See Figure 4). A number of regional and local improvements are being completed with this project as follows: West Plum Street Basin - Regional Improvements Main Channel - (Conveyance 107) A ibirty foot wide drainage charnel is being constructed along the south boundary of this site. This channel will be a composite channel with natural grassed side slopes and a wetlands bottom The location of the channel will allow for extension of improvements to the east along school property with minimal impact to adjacent residential property to the south. Box Culvert A 2.8 feet X 30.0 feet reinforced concrete box culvert will be constructed under Glemnoor Drive. In order to provide enough vertical clearance for this box culvert, the existing channel was lowered approximately two feet and the existing end of Glenmoor Drive was raised approximately 1.5 feet. r 1-L1J-L-. Introduction Tins drainage rep it is prepared as roquired by the City of Fort Collins to identify existing and potential drainage problems related to the proposed Glera poor Drive P.U.D. project. The intent of this report then is to identify existing drainage patterns, determine the impact that the proposed development w0l have on the existing patterns and propose mitigation measures that will make these impacts acceptable. All information will be prepared in conforniance with the Storm Drainage Design Criteria and Construction Standards adopted by the City of Fort Collins. Site Description The Glenmoor P.U.D. is a 2.77 acre site located at the southwest edge of the Moore School (see Figure 1 and Figure 2). Eight lots are being created by the subdivision which will be developed into two duplex and six triplex buildings. The site is currently a vacant grassy area located in the Northwest one Quarter (Y4) of Section 15, Township 7 North, Range 69 West of the 6th Principal Meridian, City of Fort Collins, Larimer County, Colorado. 1 Final Drainage & Erosion Control Report for Glen poor Drive P.U.D. for R.
