GRANT OF TEMPORARY CONSTRUCTION EASEMENT
THIS INDENTURE, made this 4E� day of 1995, by and between
Sakineh Bazmgan At,* as party of the fast part, and Robert K. Glover, hereinafter referred to as the
"Developer".
WITNESSETH:
FOR GOOD AND VALUABLE CONSIDERATION, the receipt of which is hereby
acknowledged, first parry has this day bargained and sold, and by these presents does bargain, sell,
convey, transfer and deliver unto the Developer, its successors and assigns a temporary construction
easement and right-of-way in, over and across the real estate hereinafter described, including the
right to enter upon said property, and to construct grading, paving and drainage improvements
through, upon and under the lands hereinafter described and to repair, replace, relocate, and inspect
said improvements; provided, however, that the Developer shall restore the ground surface to its prior
condition after disturbing the same.
The easement and right-of-way hereby granted, situate in Larimer County, Colorado is described as
follows:
EAST 40' OF LOT 10 AND NORTH 25' OF LOT 10
OF THE SOUTH TAFT HILL SUBDIVISION
TO HAVE AND TO HOLD said temporary easement and tight -of -way unto the Developer,
its successors and assigns a period of one year from the date of this agreement.

The fast parry does hereby covenant with the Developer that it is lawfully seized and possessed of
the real property above described, that it has a good and lawful right to convey the easement herein
granted, that the said easement and right-of-way is free and clear of all encumbrances, and that it will
forever warrant and defend the title thereto against lawful claims of all persons whomsoever.
By accepting this easement, Developer agrees that it will repair any physical damage done in
connection with the grading and paving. First party shall have use of the surface of the above
described real estate; provided that such use is not inconsistent with the rights herein granted to the
Developer.
