05/23/2017: - How will the development handle refuse? Will a trash enclosure
be provided for this storage facility? If an enclosure is provided it will need to be
adequately sized and conveniently located. The enclosure will also need to have
a separate pedestrian access for ease of use as per 3.2.5.
10/24/2017 : I see the shaded area of a private trash area but I need an
elevation or a change to the site plan showing how the trash area will operate.
Elevations of this personal trash area are shown. It is a wood 6' high enclosure with a 3'-0" wide wood
gate. It is a simple opperation, take the trash out, open gate, open trash container, drop in trash, close lid,
close gate. Repeat each time you take out trash. Open gate roll out container for collection, return
container after service has emptied container. Repeat weekly cycle.

Individual water and sanitary services to the residence are provided. The office area in this structure
Is considered to be a home occupation and single utility service for water and sewer are provided as per
residential uses with home occupations.
Please see redlines and clarify proposed services to both buildings including
providing adequate slope for the proposed sewer services, which is 2%
minimum for a 4" sanitary service.
Redlines have been reviewed and corrections made. A minimum slope of 2% is maintained for 4"
sanitary service.

be utilized to provide services to the proposed buildings and no new building
services are proposed.
New water and sanitary services are to be provided for the new Apartment / Office building on the east
end of the site. The services for this new building will replace services currently provided for the single
family home addressed 1038 W. Vine Drive. Utility fees for the new building are based on the reuse of
services for the existing residence.

10/16/2017: The site disturbs more than 10,000 sq. ft. and therefore Erosion
and Sediment Control Materials need to be submitted. Current Erosion Control
Materials Submitted do not meet requirements. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. a copy of the erosion control requirements
can be found at www.fcgov.com/eroison. The Erosion Control Materials will
need to be submitted at time of the first round of FDP. Please resubmit an
Erosion Control Plans as the recently received materials have comments and
redlines that needed to be addressed to meet City Criteria. Please resubmit an
Erosion Control Report as the recently received materials has comments and

Erosion Control Escrow / Security Calculation as the recently received materials

consistently call out the extent of the perimeter fencing. Please indicate height,
material, etc. The Project Narrative indicates that the existing six foot solid
wood fence along Shields will be retained but the Site Plan states "New
Fence." And, regarding fencing along the northeast and east property lines, the
Site Plan states that fencing is to remain but Staff is not aware of the nature of
this existing fencing since it's not visible from the roadways. Please clarify and
address the aforementioned standard.
The situation concerning the fencing has been revised in the narrative and is consistent on the
plans. The Owners want to know if their fence will be returned to them or is the improper removal
by the City's Contractor of their property will be reimbursed

A graphic is provided for the 6' high picket type metal fence with decorative top edge as well as the solid
6' high wood fence.

With the last round of revisions we submitted a letter that we sent to Mr. Taylor, the Arthur Irrigation
Company, and their legal representation outlining what we understand from Mr. Taylor are the
requirements to release storm water into the ditch. It is noted that it has been nearly 60 days since the
Ditch Company received the requested information and we have received no response other than they
recieved the information.
05/23/2017: An agreement is required in order to have this site outfall to
Arthur's Ditch. Please contact Mark Taylor at 970-416-2494 to coordinate.
We have coordinated as to the information that the Ditch Company required and it has been nearly
60 days without a response from the Ditch Company.

Development enclosed mini storage fencing along streets must be wrought
iron or its visual equivalent. Also, any fencing along a public street that exceeds
four feet in height must be placed in segments between buildings, not as a
continuous fence. Fencing along Vine complies with this standard but not along
Shields.
The graphic for the fencing on Shields has been revised to show a transparent fence. The height of
The fence along Shields Street will have a request for modification of standards provided with the submittal.
