packets) are due by 3:00 p.m. on July 17, 1995.

8. A copy of the comments received from the Stormwater Utility is
attached to this letter.
9. The plant materials should be labeled directly on the
Landscape Plan. The street trees need to be identified as to
type.
10. The Landscape Plan is a little vague about what the surface
plant materials are in the various areas, i.e.: turfgrass,
shrubs, groundcovers, bulbs, etc.
11. Buffering between Landings Drive and the parking area east of
Building 4 needs to be "beefed up".
12. It would be beneficial to locate several evergreen trees at
the top of the detention pond along Landings Drive and
Boardwalk Drive (at the southeast corner of the site).
13. The traffic directional control "pork chop" at Boardwalk Drive
does not look any different than on the preliminary P.U.D.
plan. It will not adequately deter traffic movement in its
present form.
14. Additional information, and possibly a cut sheet, is needed on
the lighting package, especially the parking lot lights. A
Note 15 should be added to the Site Plan that conveys: the
height of the poles, the fixtures to be equipped to be down
directional (no off -site spillage), and the source of the
light (the City prefers high pressure sodium in this type of
development).
15. Could you elaborate a little more on the roofing materials?
16. A legal description for the off -site drainage easement on the
City property is needed at the time of plan revisions. Also,
the ditch company to the north will have to sign the plat and
utility plans. The proper signature blocks should be added to
the plans.
17. This development is in the Residential Neighborhood Sign
District (in the City Sign Code) and all signage must comply
with the Code.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the July 24, 1995 Planning and Zoning Board
hearing:

Dear Jon,
Staff has reviewed your documents for the Landings Office Park
P.U.D. - Final that were submitted to the City on May 22, 1995, and
would like to offer the following comments:
1. A copy of the comments received from U.S.West is attached to
this letter.
2. The Poudre Fire Authority has stated that all buildings over
5,000 square feet in size must be provided with a fire
suppression system or compartmentalized to less than 5,000
square feet.
3. The exterior stairwell on the south side of Building 3 needs
to be within the building envelope.
4. A copy of the comments received from the Building Inspection
Department is attached to this letter.
5. The following comments have been received from the
Mapping/Surveying Department:
a. The tie distance for Tract 114" on the plat is incorrect.
b. The name of the plat on the top of the map -and -the -name
in the dedication statement do not match (a copy of a
red -lined plat forwarded to Landstar Surveying).
6. The comments received from the Water/Wastewater Department
have been forwarded to Northern Engineering on a red -lined
copy of the utility plans and to Ripley Associates on a red -
lined Landscape Plan.
7. A copy of the comments received from the Engineering
Department is attached to this letter. Also, a red -lined copy
of the plat has been forwarded to Landstar Surveying and a
copy of a red -lined Site Plan has been forwarded to Vaught -
Frye.
