13. Our engineers have met with Engineering regarding the directional control pork
chop at Boardwalk Drive and several ideas and designs have been reviewed by both
Engineeing and Transportation. We have redesigned the pork chop to respond to
their comments and requirements.
14. Notes regarding parking lot lights have been added. Our goals are to install
aesthetic down light fixtures satisfactory for meeting lighting requirements; and also to
minimize such lighting in general and to reduce and minimize off -site spillage.
15. Roofing shall be a quality residential -style composition roofing with aesthetic
characteristics including texture; relief and shadow. Earth -tone and neutral colors
shall be used.
16. Off site drainage easement legal and ditch company signature block have been
added as requested.
17. Signage shall comply with all relevant sign codes.

RE'. The Landings Office PUD / Final Submittal
Dear Steve:
Enclosed and under seperate cover are the final submittals for the Landings Office
Park PUD. In further response to vour comments in your letter dated June 19th, 1995.
1. U.S. West requirements will be complied with.
2. All builidinas will be compartamentalized to less than 5.000 square feet.
3. The building envelope has been enlarged to include the exterior stairwell on the
south side of building 3.

4. 1 have met with Felix Lee and have reviewed the proposed building plans carefully
to assure that we are in full compliance with all building code requirements including
handicap access; exit requirements, etc
S. Plat tie distance and name of plat have been corrected.
6. Our engineers have responded to Water / Waste Water's redlines.
7. Our engineers and surveyors have responded to Engineering Department's
redlines.
8. Our engineers have met with Stormwater and we believe our final resolutions on all
matters meet with their approval.
9; 10, 11, and 12. Our final landscape plan responds to these comments. Our goal is
to landscape the Landings Office Park very well to complement its low elevations and
its residential look, and to achieve a simple elegance in how this project presents
itself. At the same time we wish to preserve the option with respect to individual
builidings to plant landscaping appropriate for the different exposures and to allow
