DESCRIPTION FOR DRAINAGE EASEMENT
That portion of the West Half of Section 36, Township 7 North,
Range 69 West of the 6th P.M., Larimer County, Colorado, described
as follows:
Considering the West line of the Northwest Quarter of Section 36 as
bearing North and South and with all bearings contained herein
relative thereto.
Commencing at the Northwest corner of said Section 36; thence South
28"44132" East 2772.12 feet to the intersection of a 20-inch CMP
drainage pipe with the Southerly right-of-way line of Boardwalk
Drive and the True Point of Beginning of the centerline of a 10-
foot drainage easement. Thence along said drainage easement
centerline South 26"44F00" East 22.54 feet; thence South 25013030/,
East 18.58 feet to the beginning of a tangent curve concave -to the
Northwest, having a central angle of 53"31607" and a radius of
200.00 feet; thence Southwesterly along the arc of said curve and
continuing along said easement centerline 186.82 feet to the
beginning of a tangent curve concave to the southeast, having a
central angle of 27"51'58" and a radius of 161.60 feet; thence
Southwesterly along the arc of said curve and continuing along said
easement centerline 78.60 feet; thence tangent from said curve and
continuing along said easement centerline South 00"25"39" West
480.00 feet to the approximate centerline of the Larimer County
Canal No. 2 and the terminus of said easement centerline. The
sidelines of said easement to be shortened or lengthened to meet
with said Southerly right-of-way line of Boardwalk Drive.
