The site is located on the west side of Timberline Road approximately 300 feet south of Caribou Drive. The site is located in the Fox Meadows drainage basin. The site is presently zoned IP and has one single family residence surrounded by pasture land. There is no offsite drainage onto the site. The site is located on the north side of a high ridge. This ridge is an abandoned irrigation ditch. The site drains to the northeast on a 2.5 ' percent slope. The present runoff is to the west borrow ditch of Timberline Road and then north to the Collindale Business Park area detention pond. This pond is sized to handle the release from CBP 5th. PROPOSED DEVELOPED SITE ' CBP 5th will be developed as the Novovesky Garden Shop, which will maintain the existing residence and add a greenhouse and a plant retail building. Also, a pave entrance drive ' and parking area will be constructed along with a gravel perimeter drive and gravel additional parking lot. A detention pond shall be constructed at the northeast comer of the site with a restricted release. This release will be piped north across Lot 1 of Collindale Business Park Fourth Filing to an existing storm drain pipe which is stubbed south of Caribou Drive. This pipe drains north under Caribou Drive to an existing Swale previously constructed by the Collindale Business Park. The Swale drains north to the existing Collindale Business Park area detention pond. The Swale and all drainage facilities were previously sized to carry the developed flows. The pipe across Lot 1 of the Collindale Business Park Fourth Filing is located in an existing 15 foot easement just west of the west right-of-way of Timberline Road. ' The detention pond will be an earthen area with vegetation. The outlet pipe will be a 15 inch RCP with a restriction plate: The capacity of the pond in larger than required because of possible future expansion to the greenhouses. EROSION CONTROL The CBP 5th is located in a moderate rainfall erodibility zone and in a moderate wind erodibility zone. The existing vegetation on the site will be maintained, except in the areas of construction. ' The detention pond will be graded and shall act as a sediment trap basin during construction. A gravel filter shall be placed over the existing catch basin inlet on the south side of Caribou Drive.
