Dear Sirs;
I am very much �gainut the requette of Wendell and Jeani Marsee to build
a two story garage with living quarter] on the second floor. I am not opposed to
them building a two aar garage which they badly need, but I do not went a huge two
story building just across the street from me. The size of the building pvvposed
would not fit the area and their yard is not big enough for it to fit properly.
Besides I absolutely oppose those living quarters to be used for a rental or
to house others than the family members. Our area is zoned against extra rentals
on a one family property. If this garage is painned for a rental it would
cause much extra traffic on our street which we do not need. This garage would be
right across the street from me and would certainly not be a pleasant sight for me
to see every time I look out my front window.
Please do not grant this permit with the living quarters two story plan.

Concerned that approving this will set precedent
and that this will be allowed to occur all over.
Off-street parking in this neighborhood is not
adequate.
However, I support the Marsee's application. They
are a good family and are going through the proper
procedures to get a legal duplex. I just wish
that all of the illegal rentals in this area did
the same.
Nobody in the neighborhood raised concerns when
the restrictive covenants for the subdivision
expired.
NOTE: Phone calls were also received from those who wrote the
attached letters.

RE: Development Proposal -property of 1320 Sout.".ridge -Dr
Gentlemen:
This letter is written to express our opinion regarding the development proposal on our neighbor's property
at 1320 Southridge Dr. We are not in favor of their proposal of garage and separate dwelling. We do not
have a disagreement that they need a garage but we are not in favor of the separate dwelling proposed to
pay for the garage. Our neighbors did sit down with us to explain their intentions, but we do not feel as
though changing the city's zoning in our area, allowing some one to build and maintain a rental unit on
their property, is either wanted or necessary. We recently purchased our home in July of 1994, and it was
our hope and understanding that because of housing prices skyrocketing, the neighborhood was becoming
more and more filtered with new home buyers with a fix -it -up attitude. This area is already overcome by
homes rented to college students, most who already violate the two unrelated family laws, limited parking
and excessive noise. Although we feel for our neighbors, who desperately want to build a garage, we are
not willing to forfeit our own benefits of single family housing to fmance such a request. We have also
heard from surrounding neighbors that should this proposal be accepted by the city, that they, too, wish to
do the same thing. You must consider the limited space for homes in this area, and must know that
changing the zoning in this area could be devastating. We also understand that our neighbors have good
intentions to keep this rental under scrutiny of a clean, quiet renter but we have no guarantee that this will
be the norm, having been property managers ourselves for the last nine years, or that our neighbors will not
sale their property or move, leaving a question as to the new occupants.
We have expressed our opinions to our neighbors, so this letter should not come as a surprise, but we feel it
necessary to be explicit to the city, that we are NOT in favor of such a proposal. Please consider our letter
as a plea to halt any further proceedings to change the zoning in our area. If any further correspondence is

Dear Mr. Olt,
This is in re to the request by Wendell and Jeani Marsee to further develop their property at
1320 Southridge Drive by constructing an attached 2-car garage with a separate living unit
above.
As neighbors to the north of this property, we are opposed to the living unit, but have no
objection to the 2-car garage. It is quite common for householders on corner lots to construct
garages behind their houses which are accessed from the side street. The living unit is
another matter. This would be moving the neighborhood in a direction which we don't want
it to go: multi -story buildings, re -zoning from low density to high density, more autos parked
in the street, more traffic, more shade on our garden, and more of all the things which occur
when population density increases.
Hopefully, the city is not going to allow them to do this to us. We had our home custom built
and have lived in it for over 30 years. This is the first attempt that we're aware of to move
the neighborhood toward high density housing, and we hope that it fails.
