HomeMy WebLinkAboutMARSEE PUD - PRELIMINARY & FINAL - 14-95 - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTSThe above information was requested by The City of Fort Collins P.U.D. and Michael Ludwig on April 14, 1995. Wendell and Jeani have read through all the requests and complied with them. If there are any further changes needed please do not hesitate to contact us. 7. Landuse data notes #4 and #5 have been clarified to read: existing 1-3 bedroom unit, proposed 1-3 bedroom unit and 1-1 bedroom unit. 8. Landuse data note #6 now indicates the total existing square footage, the proposed square footage of the addition, and the proposed total square footage. 9. The site plan now show an inside stairway due to the changes we made from a two story to a one story unit. 10. The vicinity map has been labeled, a North arrow and scale have been added, the major arterial streets have been labeled, and the project site location has been labeled. 11. The subject lot has been labeled more prominently on the "blow up map." 12. The proposed addition on the site plan and elevations to distinguish it from the existing structure have been shaded. 13. The water and sewer service locations now show on the site plan and exist in the South -East end of the house and exit out of the South end of the house into the street known as Fairview. 14. We are aware of the additional dwelling Parkland Fee and the proposed increase of 4.4%. 15. We are aware of the required Oversizing Fee at the issuance of a building permit. 16. Initially our contractor and Jeani met with Steve Olt and understood that a letter to inform the neighbors of the proposed addition only needed to be distributed to the few neighbors which were on the sides North, South, East, and West of us. Once Michael Ludwig requested that we give the same letter to all of the houses within the 500 sq. ft. area, we went out April 24, 1995 and made sure every house had a copy of the letter. Since the 96 letters have been distributed we have had two telephone calls from neighbors to tell us they think what we are proposing to do is a good idea and definitely needed for us. At no time were Wendell and Jeani trying to jeopardize a favorable review of this development application. We have met with Michael Ludwig and submitted all documents to verify this. 17. The spelling of Lynnwood on our "Site Plan" has been corrected. 18. Landuse Note R.E. _ % of lot area covered is now note #11, and reads: existing 1342 sq. ft. = 16% proposed 2014 sq. ft. = 23.2% 8672 sq. ft. 8672 sq. ft. C�.X Sov-�'� L . Ct I I,/\s Cep sraT 2-1 May 3, 1995 City of Fort Collins Community Planning and Environmental Services Attn: Michael Ludwig Dear Michael, Wendell and I have read your comments for our Preliminary and Final P.U.D. submitted March 20, 1995. We have made the following changes to comply with your requests. 1. We have changed all markings on the site plan to now read either "S" for single family or "C" for Church. There are no duplexes or multi -family units within the 500 sq. ft. area. 2. The development criteria areas A-2.2 "Building Placement and orientation" , A-2.7 "Architecture", and A-2.10 "Solar Access". After meeting with Michael Ludwig, Wendell and Jeani have decided to build a one story structure with the proposed living unit to be placed in the proposed basement area located under the garage. As far as the A-2.2 section the proposed addition will now fit right in with the one story structures within the surrounding 500 sq. ft. area. Regarding A-2.7 "Architecture" the garage would have the same asphalt shingles, 12" lap siding, and will be painted to match the existing living unit. A-2.10 " Solar Access" will in no* way be interfering with the lot to the north of our lot. 3. Request for a variance to the Residential Point Chart is being requested. We understand that we only have 90 of the 100 required points and would like to request a variance from the city. 4. We have changed the title on the site plan to read: "Marsee Preliminary and Final P.U.D. Conversion of a Single -Family Residence to a Duplex Residence 1320 Southridge Drive Fort Collins, Colorado" 5. The "purpose" statement and note #10 have been changed to read " the addition of a two -car attached garage and conversion of a single-family residence to a duplex residence." 6. After measuring the distance from the back of the sidewalk to proposed garage door, we have found it to be 19'. We have made the necessary changes to our plans to comply with this.
