SUBJECT: Written Comments for proposed Landings Office Park P.U.D.--Prelim. #10-95
Sorry, we were unable to attend the meeting held in north Fort Collins last Monday (4/24/95).
We do have a few concerns about the proposed project (in order of importance):
(1) ADDED TRAFFIC —the addition of the Post Office and ShopKo, and the new housing
going up along the canal, has already drastically increased traffic at the corner of Landings
Drive and Boardwalk. Many of us (old & young) walk & bike along Boardwalk and Landings
Drive. Often, at that corner, cars are lined up down the hill on Landings Drive waiting to get
into the Post Office or turn left onto Boardwalk. If there is more development at that corner,
SOMEONE must plan for the extra traffic. We urge you to ensure that there be no direct.
access onto Boardwalk or Landings Drive from the proposed Office Park. This will allow the
"residential. side" of that corner to remain somewhat separated from the Office Park. Traffic
lights are popping up all over Port Collins (we sure hope there is an existing city plan). Please
don't automatically stick in another stoplight as the solution -take some time to think about
several reasonable alternative solutions. And finally, if the Office Park is built you will have
to finish the road behind ShopKo through to Horsetooth to eliminate the traffic on landings Dr.
(2) AESTHETIC VALUE OF NEIGHBORHOOD= -nothing trashy, PLEASE! Make sure
the Office Park fits the residential/neighborhood feel of this area of Fort Collins. Ensure that
a tasteful landscape (with many trees, shrubs, and flowers to hide the buildings) is planned and
built. The proposed Office Park must be on the high end of "up -scale" (well, we think you get
the idea) so that chances are greater it will be well maintained. Can you get the developers to
at least put in a nice pond?
(3) MAKE IT A PARK INSTEAD(?) —we suspect this is not currently on the
drawing/planning board, but it doesn't hurt to ask, right? What about a nature preserve like the
CSU bird/walking path off east Drake?
We appreciate the opportunity to comment. We suspect most of our neighbors will agree with
our concerns. We're interested in the outcome of the meeting. Thank you.
