Dear Alan:
In response to City comments on the Fort Collins project, these plan modifications have
been made.
❑ The Landscape plan has been made consistent with the Site Plan.
❑ Trees have been relocated from positions on or near the concrete pan.
❑ The eastern edge of the property has been landscaped with a buffer zone of Pines
and Oaks.
❑ A note is present on sheet LP-1 stating that no trees or shrubs shall be planted
within 10' of any utilities.

Plans have been adjusted to indicate exposed aggregate pedestrian paths as agreed upon
during Preliminary PUD.

No changes have been made. The parking is 17' - 0 " deep. The sidewalks can be adjusted
if required

All state and all local Health Department requirements, as well as Federal Air Quality
Standards will be met. Rafferty's Restaurant uses state of the art ventilation and exhaust
equipment and systems. No problems or comphants have ever arisen from any Rafferty's
Restaurant and there is no reason to expect any problem in Fort Collins.

Comment # 1 Response: The building and site are fully accessible to the
handicapped Handicap site details are included on the
drawings. Six (6) handicap parking spaces are provided
Comment 42 Response: Lorimer County Dept. agency review and requirements will
be met. Plans have been forwarded to Jim De Yore.

used for hardscaping ie. paved parking. The anticipated Phase II office area will require
parking and this is a logical area. In order to continue the pedestrian path, required by
the Planning Department, bisecting the site from Whaler's Way to Harmony Road, future
Phase H parking space will be at a premium, and the area in question has been developed
as such. This area cannot receive building footprint due to its contiguous layout with the
detention area. By putting the parking there now, future construction monies can be saved
by not having to demolish and rebuild the curbs and detention areas.

The landscape plan purposely left out any landscape elements in this area due to the
"Rafferty's" logo sign mounted on the building's west facade, above the two bay windows.
This facade sign presents the only semi -unobstructed vantage from the intersection of
Boardwalk and Harmony, in that, landscaping is dense on the southside of the building
overlooking the Harmony Corridor. Lower perennials or shrubbery could be an option in
lieu of larger trees; however, no revisions have been made at this time.

The city required and located access drive off of Whaler's Way cuts thru the Phase II
portion of the project. It's location provides very little space to its east due to the
storm -water required detention area. Future allocation of space in this area can only be

those of Lose and Associates to all Final P.U.D. comments for the referenced project, as
