College Avenue Fort Collins, CO 80522 RE: Rafferty's Restaurant Electrical Site Plan Maxwell Project No. 9356 Dear Steve, As promised, please find enclosed four (4) copies of the site lighting photometric study and fixture cut sheets for the parking lot of the referenced project. We will use 14' tall lighting standards in the parking lot. This is responsive to the Neighbors of the Landings request. In order to reach the level of lighting as described in the 16' tall lighting standard photometric study that was sent to you earlier, we have had to add two additional 14' tall fixtures. This will be consistent with the earlier plan in total overall site illumination. Per our phone conversation questioning the quantitative values associated with the photometric site plan, I have included a copy of the I.E.S. Lighting Handbook (1987 edition) recommendations for parking lot lighting. This should greatly assist in "layman" comprehension to the foot candle levels indicated. Also enclosed, please find cut sheets and photometric information for the building uplight that is indicated on the plan. As we discussed during our 8/14/95 phone conversation, the owner wishes to illuminate the front building Facade. Since we cannot use the normal Rafferty's fixtures which are mounted to the parking lot standards, low uplights are planned. As we both agreed that this is a much more aesthetically pleasing light source, also note that only one of these fixtures is planned - that being centered on the building along Harmony Road. This is contrary to our discussion of the other day when we spoke of strategically placed these fixtures to illuminate all four sides of the building. This again is in response to the adjacent neighborhood's concerns; yet, a satisfying solution is still obtained. Also find enclosed four (4) revised copies of the landscape plan indicating nine additional 15' tall Scotch pine trees along the southeast comer of the property, adjacent to the Landings. In doing so, we had to slightly alter the landscape layout and number of trees that were evidenced in our 8/14/95 landscape revisions.
