Please indicate building envelope dimensions on the Site Plan. 6. Please delete the Landscape Notes from the Site Plan. 7. The four handicap parking spaces in 281 temporary parking lot are not located near a handicap entry. Doesn't 281 already have a sufficient number of handicap spaces located near the automatic doors on College and Maple? Why the need for four more spaces? 8. The Police Department recommends a well -designed security lighting system for the property's perimeter, pedestrian alley, railroad car, and building. It is suggested that lighting be discussed in greater detail at the time of Final. . 9. It is assumed that the new trash enclosure will also serve 281. The dumpster should be placed on a concrete pad. Will the alley be asphalt up to the trash enclosure and then transition to pavers? Pavers may not hold up under the weight of a trash truck. The location of the trash enclosure is very convenient for the janitorial contractor but seems to intrude upon the pedestrian character of the alley. Perhaps it can be designed to blend in better with closing gates instead of an open gap. Have other more remote locations been considered? This concludes Staff comments at this time. In order to stay on schedule for the August 21, 1995 Planning and Zoning Board hearing, please note the following deadlines: Plan revisions are due August 2, 1995 P.M.T.'s, 10 prints, renderings are due August 14, 1995. The following comments apply to the plat: A. On the south edge of Lot 3, please dedicate additional right-of-way to include the entire sidewalk and the railroad signal. B. A nine foot wide utility easement should be provided adjacent to the right-of-way line along LaPorte Avenue. C. The plat should indicate and label the existing land uses on the adjacent property. D. Please indicate adjacent streets and right-of-way widths. E. Has there been any consideration to include 281 in the plat? 2. The Water and Wastewater Department requires that there be a minimum of 10 feet between trees and water and sewer lines. The landscape architect should coordinate with Parsons and Associates to consistently maintain adequate separations. Shrubs must be kept four feet from water and sewer lines. It is further requested that the flagpole be kept 15 feet from water and sewer lines. 3. The City Forester strongly recommends that the frontage along Mason Street feature a double row of street trees, spaced on 25 foot intervals. The recommended species is Redmond Linden. 4.
