Authority did not express any comments or concerns.

LAND USE DATA: Request to convert an existing car wash bay
located at 835 Riverside Avenue .to auto
service uses.
COMMENTS:
1. The property is zoned C-L, Limited Commercial. Auto service
uses are a permitted use in this zoning district. Please
note, however, that erroneous statements were made by staff
regarding the process you must follow in order to convert the
car wash bay to auto services. Section 29-341 of the City
Code requires the applicant to submit a site plan, landscape
plan, building elevations and other supporting documentation
to the Director of Planning for approval. Please contact Mike
Ludwig at 221-6206 as soon as possible to discuss these
submittal requirements.
2. In order to obtain a building permit you must submit seven (7)
copies each of a Site Plan, Floor Plan, and Mechanical
(ventilation system design) Plan to the Zoning and Building
Inspections Department. Please contact Sharon Getz at 221-
6760 with any questions regarding these comments.
3. When applying for a building permit, the Stormwater Utility
Department suggests that the applicant make sure the Building
Inspections Department is aware that the request is a "change
of use within an existing building" and not a new development.
This will allow you to avoid a automatic hold being placed on
the building permit for Stormwater Utility review and
approval. Please contact Glen Schlueter at 221-6589 with any
questions regarding this comment.
4. The Engineering Department will be reviewing the handicap ramp
which was constructed to insure compliance with City design
standards. Please contact Mike Herzig or Kerrie Ashbeck at
221-6750 with any questions regarding this comment.

concerning the request for the conversion of a single car wash bay
located at 835 Riverside Avenue to auto service use, which was
presented before the Conceptual Review Team on May 1, 1995.
Please note, however, that erroneous statements were made by staff
regarding the process you must follow in order to convert the car
