Box 580 Fort Collins, CO. 80522-0580 Dear Ted: Please enter this correspondence into the record of the Prospect Park P.U.D. It has come to the attention of the Executive Board of the Prospect -Shields Neighborhood Association (PSNA) that the construction of the Rite -Aid pharmacy is not proceeding according to design plans approved for the Prospect Park P.U.D. According to the approved P.U.D. elevation diagrams of December 23. 1996, submitted by SEM Architects, the designed height of the angled roof screen should be seven feet one inch on all sides of the building. This does not appear to be the case. Only the south and east parts of this roof screen appear to be of appropriate designed height. The north, northeast and west parts of this roof screen are clearly higher than the designed seven foot height. I inquired of both the project designer, Linda Ripley, and the architect, Don Gorig, on June 19, 1997, as to the meaning of this discrepancy. Neither party was aware of this problem, and both offered to check into it. Mr. Gong reaffirmed the fact that the roof screen should be seven feet on all sides. Because this added height destroys the viewshed west towards Longs Peak (an issue that is quite important to the PSNA Executive Board), we request that the City investigate this situation. Unless there is a valid reason for changing the approved design, we request that the roof screen facade be shortened to the approved seven foot height. If there is/are good reasons for this change, we respectfully request an explanation. Please contact me at 221-6442 if you have further questions or explanations of this matter.
