Permitted uses would be limited to gas stations and only the permitted uses of the Commercial zoning district that are in common with the permitted uses of the B-L, Limited Zoning District. Regardless of the zoning which is assigned to the property, any proposed development or redevelopment of the subject property will be subject to the landscaping and development guidelines of the City Code. Box 506 Fort Collins, CO 80522-0506 RE: Snyder Annexation Dear Gene, Staff has reviewed your documents for the Snyder Annexation and �O1�5 Zoning, that were submitted April 24, 1995, and would like to offer the following comments: iw�es 1 All permanent signage must be in compliance with the City Sign Code within five years of the date of annexation. 5vl_"1 22- r- All portable signage must be removed from the site within ten fco I days of the date of annexation. 30 The removal of any off -premise billboard(s) will be a condition of annexation. 4. The subject property is in the Old Town Basin. The stormwater development fees for this basin are $4,150 per acre, subject to the runoff coefficient reduction. This reduction depends upon the amount of imperviousness on the site. The fee is due at the time of building permit issuance. 5. At the time this property is platted (i.e. subdivided as part of a development proposal), a storm drainage and erosion control report is required. All existing improvements are grandfathered in and only lots proposing new construction are required to submit a report. 6. The straight "C, Commercial" zoning which is requested with this annexation petition allows too many "permitted uses" for this predominantly residential neighborhood. City Staff will be recommending one of the following options to the Planning and Zoning Board and City Council: a. Recommend "B-L, Limited Business" zoning. Permitted uses include those in the "R-M, Medium Density Residential Zoning District" but would not allow gas stations.
