Statement of City Land Use Policies for Snyder Annexation
The site is at the Northeast corner of the intersection of North Shields Street and West
Vine Drive. It is zoned C-Commercial in Larimer County and is eligible for annexation to the
City of Fort Collins. It is proposed to be zoned C-Commercial in the City of Fort Collins.
The 0.64 acre lot in the Southwest comer of the proposed Annexation contains the
existing Gas -A -Mat gasoline sales and convenience store which is a permitted use. The 0.79 acre
lot in the Southeast comer of the proposed Annexation contains a mobile home and a steel shop
building. The North tract is vacant land at this time and preliminarily has a proposed use as a
single family lot which is also a permitted use.
The C-Commercial zoning would allow the Gas -A -Mat to be a conforming use and to
continue to serve the Northwest comer of the City with gasoline sales. The City will be able to
collect sales and property taxes from the existing business.
The site is in the Urban Growth Area and one of its policies is to develop inside the City of
Fort Collins if it is eligible for annexation.

A tract of land situate in the County of Larimer, State of Colorado
to -wit:
A tract of land situate in the Southwest ; of Section 2, Township
7 North, Range 69 West of the 6th P.M., Larimer County, Colorado,
which considering the West line of the said Southwest ; as bearing
N 00004130" W and with all bearings contained herein relative
thereto is contained within the boundary lines which begin at the
Southwest corner of said Section 2 and run thence N 89059130" E
330.00 feet along the South line of the said Southwest ;; thenceN
00004130" W 415.93 feet; thence N 55031108" W 400.69 feet to a
point on the West line of the said Southwest ;; thence S 00004130"
E 642.82 feet along the said West line to the point of beginning,
containing 4.0104 acres more or less, and being subject to a right-
of-way for North Shields Street over the West 30.00 feet thereof.

PETITION FOR ANNEXATION
The undersigned hereby petition the Council of the City of Fort Collins,
Colorado, for the annexation of an area, to be referred to as the
Snyder Annexation to the City of Fort
Collins. Said area, consisting of approximately 4.0104 acres, is more
particularly described on Attachment "A", attached hereto.
The petitioners allege:
1. That it is desirable and necessary that such area be annexed to the
City of Fort Collins.
2. That the requirements of Sections 31-12-104 and 31-12-105, C.R.S., exist
or have been met.
3. That not less than one -sixth of the perimeter of the area proposed to
be annexed is contiguous with the boundaries of the. City of Fort
Collins.
4. That a community of interest exists between the area proposed to be
annexed and the City of Fort Collins.
5. That the area to be annexed is urban or will be urbanized in the
near future.
6. That the area proposed to be annexed is integrated with or capable of
being integrated with the City of Fort Collins.
7. That the petitioners herein
comprise
more than fifty
percent (50%) ,of
the landowners in the area
and own
more than fifty
percent (50%) of
the area to e annexed,
excluding
public streets,
alleys and lands
owned by the City of Fort
Collins.
8. That the City of Fort Collins shall not be required to assume any
obligation respecting the construction of water mains, sewer lines, gas
mains, electric service lines, streets or any other services or utilities
in connection with the property proposed to be annexed except as
may be provided by the ordinances of the City of Fort Collins.
Further, the petitioners consent pursuant to Section 37-45-136(3.6), C.R.S.,
to the inclusion of such property into the Municipal Subdistrict, Northern
Colorado Water Conservancy District.
WHEREFORE, said petitioners request that the Council of the City of
Fort Collins approve the annexation of said area. Furthermore, the petitioners
request that said area be placed in the Cpmlggrcial Zoning District
pursuant to Chapter 29 (Zoning) of the Code of the City of Fort Collins.
