Dear Steve,
Thank you for your time and effort yesterday. Our discussion led to the conclusion that
multiple access points will help disperse traffic throughout the existing neighborhoods. This
approach may not be feasible in the immediate future, however, since we did not take into
account that the intervening property to the east, Richard's Lake PUD, was recently purchased
by a Denver developer who has told us that he does not know where this access should be
locatW on his property. He is willing, however, to allow an access easement for emergency
use until he has developed more detailed plans.
In consideration of this situation, we respectfully request your support for primary access to
the Hoffman PUD from the west on County Road 13. We understand that this will increase
traffic on County Road 13, as well as the arterial route along Douglas Road and Highway 1,
and that there is a concern regarding air quality degradation on Abbotsford and Inverness
which are currently county gravel roads. As we discussed, the apparent consensus of the
existing neighborhood is to leave these roads gravel to discourage through traffic. The
developers are prepared to do this or follow your recommendations to construct a 24 foot wide
asphalt mat with a detached bike trail.
We understand that the intersection of Abbotsford and Gregory Road will require some
corrective pruning of vegetation in order to improve sight distances, and that Kerrie Ashbeck
will be reviewing the improvement requirements for Douglas Road and will be contacting us
with this information.
In view of the fact that the County Road 13 access, as described above, meets all applicable
traffic design considerations, our analysis will be limited to this route. The eventual
development of the Richard's Lake PUD will automatically take into account any traffic
influence to the east contributed by the Hoffman PUD.
