Dear Steve,
This letter is in response to the staff comments of August 5, 1996, regarding
Hearthfire PUD, Preliminary documents. The response comments correspond
to the department from which the comments originated.
Planning Dept.
(q) the overall density of this....
(a) Lots 73, 107, 108, and 110 will be required to secure building
permits as would any other lot pending proper setbacks. Lot
109 would also be required to acquire a building permit which
would only be possible when the well is closed.
(q) At this point in time Larimer.....
(a) The 2nd point of access is through Richard Lake PUD which
will be submitted for preliminary this year. Ninety (90) lots
can be built and occupied before a second point of access.
Environmental Services (Brian Woodruff)
(q) fugitive dust from unpaved roads.....
(a) We understand that County and City staff have been discussing
solutions for this situation.
Natural Resources
(q) average 100' buffer....
(a) We have enclosed exhibit 'A' which shows that the wetland
buffer has significantly increased from the previously submitted
plan which was accepted. It also provides more area than an
average 100' buffer around the entire wetland. Please note that
this is a 9.1 ac. upland buffer around a 12.5 ac. wetland
complex. Additionally, the developers have agreed to purchase
the adjoining wetland to the north and make habitat
improvements on it.
